Chaewook’s entrepreneurial journey began with an insatiable curiosity that was evident even in childhood. He was never one to simply accept the familiar. He fondly recalls asking his mother, “Where does that road lead? Can we take a different one today?” These were more than just childhood questions—they were early signs of a mind wired to seek new perspectives. Instead of brushing off these questions, his parents always nurtured his curiosity, encouraging him to explore and think beyond the obvious. That same spirit led him to join a choir in elementary school, where he toured major Japanese cities, absorbing new cultures and perspectives that further fueled his desire to explore. But it was his bold decision to embark on a six-week solo journey across America at the age of 22 that truly crystallized his approach to life and business. This wasn’t just about travel – it was a personal quest to define his dreams and chart his own path. That same sense of exploration naturally carried into his professional life. Whether it was questioning traditional ways of doing things or introducing fresh ideas, Chaewook was never one to settle for the ordinary. To him, entrepreneurship is about staying curious, thinking differently, and always being ready to take the next leap forward.
From Corporate Career to Industry Disruption
At 37, when many professionals focus on climbing the corporate ladder, Chaewook chose a different path. He left a decade-long career in Korea to pursue a master’s in real estate at Cornell University. It wasn’t a conventional choice, but then again, his journey had never been about playing it safe. Having already spent a decade working in Korea’s real estate sector, he was eager to expand his knowledge, gain global exposure, and challenge himself in new ways. Studying in the United States exposed him to a different way of thinking, particularly when it came to real estate development and investment.
After graduating from Cornell, he joined Portman Holdings, an Atlanta-based real estate development firm, where he spent seven years leading Korean real estate development and investment. It was during this time that he saw a glaring difference—while rental housing markets in the U.S. and other countries were thriving, Korea’s rental housing market was far behind its global counterparts. “The Jeonse system had dominated Korea’s housing market for decades, requiring tenants to pay a massive lump-sum deposit instead of monthly rent, leaving little room for a structured monthly rental market,” elucidates Chaewook.
But he could see the shift coming—demand for rental housing was growing, and the market was primed for change. When he returned to Korea in 2013 and joined GenstarMate, he watched institutional investors turning their attention beyond office buildings and logistics centers toward rental housing. Seeing the opportunity firsthand, Chaewook knew it was time to take the next step. While serving as a senior executive at GenstarMate, Chaewook first added rental housing to the business portfolio, which previously only included office buildings and logistics centers. Fortunately, the owner of GenstarMate supported Chaewook’s plan and laid the foundation for the rental housing business within the company. From 2014 to 2018, Chaewook was able to learn Japanese know-how through exchanges with various rental housing development and management companies in Japan.
With his global experience and market insight, he set out to establish his own company—one that would help transform Korea’s rental housing landscape. Thus, GH Partners was born as a spin-off from GenstarMate.
Modernizing Property Management for a New Era
GH Partners is transforming Korea’s rental housing market by bridging the gap between traditional property management and modern technology. “The country’s rental housing market is largely driven by government-led initiatives and public-private partnerships, particularly in provincial cities where land costs are lower than in Seoul. However, there are few companies with professional management expertise in these areas, making GH Partners a preferred choice,” asserts Chaewook.
Since its founding in 2018, GH Partners has rapidly grown into Korea’s largest residential rental management company, overseeing 19,000 units across 41 sites, including Seoul. What truly sets the company apart is its commitment to innovation and efficiency. Rather than relying on outdated management practices, GH Partners is actively leveraging PropTech to enhance its operations. A key part of this strategy is the development of its proprietary Property Management System (PMS), designed to improve accuracy, streamline processes, and deliver a seamless experience for both landlords and tenants. By blending technology with hands-on management expertise, GH Partners is not just keeping up with Korea’s evolving real estate market—it’s setting a new standard for the future of rental housing.
Crafting Success Against All Odds
Challenging industry norms takes conviction, and Chaewook was ready to go against the grain with GH Partners. While working at GenstarMate, he launched a rental housing management business, but at the time, the company was laser-focused on managing office spaces and logistics centers, with little interest in the rental housing sector.
Chaewook, however, saw what others didn’t——he believed rental housing was on the verge of becoming a major asset class for institutional investors. Determined to seize the opportunity, he proposed spinning off a dedicated company to focus entirely on rental housing management. It wasn’t an easy sell. Shifting from a well-established sector to a relatively overlooked one came with skepticism. But with strategic foresight and meticulous planning, he secured GenstarMate’s backing and turned a bold vision into reality, laying the foundation for GH Partners.
Building a Supportive and Collaborative Work Culture
Chaewook’s leadership philosophy revolves around “leading by example and fostering a culture of positive reinforcement,” a principle that’s deeply embedded in the culture at GH Partners. He believes in sharing responsibilities with his team and working alongside them to solve challenges. “Rather than just giving instructions, I aim to be a hands-on leader who collaborates with employees, building a strong foundation of trust and teamwork,” shares Chaewook.
But leadership isn’t just about the work—it’s about the people. Chaewook makes it a point to recognize and appreciate his team’s efforts, offering genuine praise and gratitude to ensure his employees feel valued and motivated. This approach has fostered a culture of mutual respect and cooperation at GH Partners, where team members naturally support one another, even during high-demand periods at property sites across the country. This collaborative spirit has become a cornerstone of GH Partners’ success, helping the company stay strong and united as it grows.
Addressing Korea’s Shifting Housing Needs
As Korea grapples with a declining population, an aging society, and the rise of single-person households, Chaewook recognizes that the traditional housing model can no longer meet the country’s evolving needs.“In 2024, the proportion of people aged 65 and older already exceeded 20%, while one- and two-person households will continue to rise. Additionally, declining marriage and birth rates, increasing divorce rates, and the growing number of foreigners drawn to Korea by K-Culture are reshaping housing demand,” he explains. “In response, the need for diverse housing solutions—such as multifamily housing, co-living, and senior living—is expected to grow rapidly,” he adds.
Thus, to adapt to these changes, GH Partners is committed to leading the way as a pioneering professional operator (Op-Co) in these emerging sectors. As a part of this vision, it has also formed a joint venture with Thrive Senior Living, a U.S.-based senior housing specialist, in February 2025. Over the next decade, Chaewook aims to establish GH Partners as the most trusted living sector management partner for institutional investors, both in Korea and beyond. This isn’t just about responding to change—it’s about reshaping the very essence of how people live, fostering communities that are inclusive, adaptable, and future-ready.
Beyond the Bottom Line: The True Meaning of Achievement
When asked about true achievement, Chaewook is quick to emphasize that success isn’t just about financial gains—it’s about pursuing what truly excites you. “To be a successful entrepreneur, you have to genuinely love what you do. Just like a golfer perfecting the same swing every day or a pianist rehearsing a piece hundreds of times, entrepreneurship demands passion, persistence, and an appetite for the process itself,” he affirms.
Chaewook’s own journey wasn’t a straight shot into rental housing.“I didn’t start in rental housing. I worked in urban planning, infrastructure investment, real estate development, and property management before I found my niche,” he reflects. Drawing from his own experience, he encourages others to break away from the traditional paths, explore new opportunities, and embrace the excitement of discovering what truly sparks their interest. For aspiring founders, his advice is simple yet powerful: build a career that excites you, create an environment where challenges fuel your ambition, and commit to the journey wholeheartedly. “Success isn’t just about outcomes—it’s about staying curious, pushing boundaries, and enjoying the ride,” he concludes.
